FAQ’s
Finding a student house in Loughborough can be tricky; we are sure there are many things you’d prefer to be doing.
But we are here to help make it a bit easier.
You’ll find answers to many of the most frequently asked questions here, but if we have missed anything, by all means just get in touch.
When do the properties get reserved?
The early bird catches the worm. We frequently get enquiries for our student properties a year, even two years in advance, for when students in their second year want to secure a house for when they return from their placement.
Most of our student homes tend to be fully booked by Christmas or shortly thereafter.
This is not to say that the later you leave it you won’t find a house; there are plenty of properties out there. But the quality of accommodation and location becomes much more restricted the later you leave it.
You will also be competing with more experienced second years, placement students and returning finalists for the best student houses.
We recommend that once you are happy and secure with your group of friends, you waste no time in securing a student house that you are all happy with.
Do not let the agents force a sale or pressure you into something you are not comfortable with; take your time, but when you do find something, don’t waste any time in securing it.
When are you available for viewings?
We work all around the week, including weekends. For those of you who are perhaps on placement elsewhere, we will happily accommodate you on weekends and awkward times.
We will come and pick you up and escort you to our properties in our own vehicle, to save you the trouble and protect against the UK weather!
What time of agreement/tenancy document will we be signing?
We only rent our properties to groups of students who want to fill a whole house; the tenancy agreement is an Assured Shorthold Tenancy, as defined in Section 20 of the Housing Act 1988; see our sample tenancy agreement here.
The tenancy runs from 1st July for 52 weeks, and to confirm your reservation for a house you will all be required to sign a joint tenancy agreement.
Do we require a Rent Guarantor?
Yes, every student who rents with us will require a rent guarantor.
A guarantor is someone, who in the event should you not be able or choose not to pay your rent, will legally be required to step in and cover the payments.
Our rent guarantor agreement is a binding legal contract; see sample guarantor agreement.
During the process of submitting your tenancy application, we will also ask for your rent guarantor’s details.
Your guarantor can be any UK-based resident over the age of 18, and will usually be a parent, guardian, relative, or family friend. He/she will have to pass the necessary checks.
We have an online e-signing platform, and your guarantor will receive an email to ask them to view, read, and sign the guarantor agreement.
What is a Security Deposit?
Every student who rents with us will pay a refundable £300 security deposit which is to be paid upon the signing of the tenancy agreement.
You will be provided with details of the scheme and a copy of the deposit protection certificate. See www.mydeposits.co.uk for more information.
Upon the ending of your tenancy, once we have done the appropriate end of tenancy checks, we will do our best to work with you to ensure that you receive all of this £300 deposit back.
Check-In: at the start of the tenancy you will be invited to attend a check-in process, where you will be provided with a visual inventory of the property; the inventory is a record of the condition of the property and the fixtures, fittings, furnishings and effects.
Check-Out: at the end of the tenancy you will be invited to attend a check-out process, which will comprise a full inspection of the property. Any items missing, damaged or otherwise in a different state to their condition at the check-in will be recorded.
Deposit Return: if there are any deficiencies or defects discovered at the check-out; including any missing rent, we will account for the cost of any agreed remedial action. Otherwise, subject to their being no deficiencies or defects, your deposit shall be returned in full within 10 working days of the end-of-tenancy accounts having been agreed.
What about Bills & Utilities?
We pride ourselves on making your stay with us as convenient and stress-free as possible, so we take care of all your bills and utilities in your student house.

What happens if something goes wrong in the house? Is it maintained?
Of course. We have a team of skilled contractors who deal with any issues that may arise.
All we ask is that you report issues as soon as they appear, so we can prevent further damage.
For any emergencies, we will arrive on the same day to rectify. For less urgent issues, you can still rely on us to have it sorted within 24-48 hours.
Is there a Cleaner? What about a Gardener?
Yes, to both. Our inclusive package offers both a monthly communal clean of the property as well as monthly maintenance of the front, rear and sides of the property!
What about Parking?
If your house has offroad parking, then fantastic. However, many of our properties are terraced and as a result, may offer ‘On Street’ parking.
Each house will typically offer 2 On-Street Parking Permits, which you will have to purchase from the Leicestershire County Council. Read more below.
Leicestershire County Council is responsible for the administration of Residents' Parking Schemes in Charnwood Borough. The schemes are designed to help residents park close to their homes while deterring vehicles from outside the area from parking and causing congestion.
These schemes do not reserve places exclusively for each permit holder, but permit holders can park in any of the streets within their designated scheme area (zone) in the resident parking bays provided.
Residents are guaranteed one permit per property at a cost of approximately £50 - valid for 12 months - additional permits, and visitor parking permits can be applied for and are issued subject to availability.

Recycling & Waste
Charnwood has an alternate weekly collection for recycling [green wheelie bin] and waste [black wheelie bin].

What is DASH?
We are a DASH Accredited Landlord. DASH accredits the landlord rather than the property, but DASH staff carry out random property inspections to ensure that properties registered with the scheme meet the required standards, and that they offer a satisfactory level of health and safety.
At least 10% of properties are inspected when a landlord initially joins the scheme, though this figure can be far higher in some cases. Properties are then randomly sampled on an on-going basis to ensure that compliance is being maintained. DASH will also randomly sample tenants, usually through postal questionnaires, to establish whether their landlord continues to comply with the scheme's Code of Management.
If you select a DASH landlord, you take the risk out of choosing your property. Landlords that have come forward to join the scheme have done so on an entirely voluntary basis.
