What is Guaranteed Rent?

Also known as a ‘Lease’ or commonly known in property today as ‘Rent To Rent’, guaranteed rent is a mutually beneficial agreement between two parties, the landlord (lessor) and the tenant (lessee).

It is common place where a landlord may have a tired or worn property that is not performing to its full potential; but for various reasons, may not have the capacity, knowledge or desire to invest money into the asset.

The lessee will guarantee the rent to the landlord, invest their own money into the property and rent the property onto new tenants.

The lessee takes charge of all management, maintenance and day to day activities; the landlord receives one payment each month and any responsibilities are now gone. In addition, the property is being upgraded without any investment!

The agreement is of course legally binding and signed off by solicitors; so there is no risk attached to this arrangement.
